Dear guests,

Hello and welcome to our home! We’re so happy you chose our property for your vacation. Before you settle in and get comfortable, we would like to make you aware of the House Rules in place at our vacation rental. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody!

Please read each of the rules carefully in order to avoid any danger or extra charges during your stay or upon check-out, direct or through any booking channel.

 

At the heart of our house rules lies a simple philosophy: We've woven together a tapestry of guidelines designed to ensure that joy and tranquility bloom for everyone under our roof. Our house rules are not just directives; they are the pillars that uphold the harmonious atmosphere all our guests cherish. Our commitment is to going above and beyond for our guests' expectations. It's a delicate balance between maintaining the perfect guest experience and ensuring the wellbeing of all who stay with us. 

  • Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
  • Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
  • In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be. Costs include materials, loss of the damaged surface or item from the next customers booking and extra working hour cost of the restoring procedures.
  • We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during social quiet hours 15:00 to 17:30 and 23:00 to 07:00
  • For our Dock Villa, Village central security is on patrol all day long 24/7 and if you fail to comply with the village rules they hole the right to cut power and water off
  • If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and residual rental amount.
  • In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably practicable.
  • Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
  • At check-in you need to check our house with us to locate damages and we will take photo of each damage and send it to you so we both share the same archive. Please check thoroughly. Any damages located on check out will be charged to you
  • You will be asked to sign and write your full name on this printed contract. This means you take responsibility for all mentioned in the house rules. We will ask you for the person that made the booking ID, passport, or driving license to photocopy. We may also ask you to complete a form with the names and surnames of each person staying in our house. The person on whose name the booking is made will be asked to sign it. Failure to do any of the above will not allow you to complete your stay.
  • Have fun! This is your vacation time and we hope you make the most of our home, its amenities and your opportunity to relax and visit the surrounding area.

Check in time is at 4pm or afterwards. Check out is at 10am. 

If you would like to check in earlier or check out later, please contact us. 

  1. If you booked through Airbnb or TripAdvisorthese two channels offer security/damage deposit resolution or processing. That means that we will report property damage to Airbnb and TripAdvisor teams only. These two channels offer us compensation and deal with the matter with the guest directly.
  2. For all other channel bookingsinc booking, Expedia, Vrbo, TUI and their affiliates, the security deposit value might be collected at the time of check-in. It is our responsibility as hosts to collect and release security deposit funds to our guests. Security deposit might be requested and failure to pay may deny access to our home.

Information and special rules on specific parts of the house are written below, so you can easily understand where things are located and how to use them safely.

  • The clean sheets and towels cupboard is private and locked, please do not attempt to open it.
  • Be extra careful not to hit the doors with your suitcases or luggage or anything hard
  • You will find 1 or 2 electric panels in the ground floor. Please only open in the unlikely case of a power outage. Please call us before touching the control panel. No compensation will be given for any temporary outage of electricity, water, cable, satellite, wifi or telephone service.
  • Open ground floor windows doors can allow anyone entering the house. Please ensure all windows are closed when you are not in the house.
  • We’re an eco-friendly home, conscious on energy saving. Please make sure you switch off lights, fans, air-con and heating or any other small electrical appliances when you go out. Please ask us to set the thermostat for you. The optimum temperature for the thermostat is 22°C (72°F)
  • Boiler switch is on the electrical panel

  • Our vacation rentals are a smoke-free zone inside. This is important for us in order to keep our property in the best condition possible. Guests can only smoke in outdoor areas such as the balcony or deck as long as you respect the rules we have in place. There is an astray for you. Use it and please empty it periodically when full
  • Please do not throw cigarette butts onto the property lawn or floor. It’s plastic, it burns or melts, does not grow back, need to replace the entire thing. You should instead dispose of them in the ashtray provided. Failure to do so will result in charges for repairs and total piece substitution
  • Discovering guests have been smoking inside the property will also result in loss of the security deposit or charging €300 payable right there or your stay is terminated
  • Wifi Smocking detectors are hidden. We will be silently notified at any time through wifi. Also smell in the rooms may give away smoking inside.
  • Any burns caused on floor, mattresses, beds or any surface of the house will be charged according to the owners costing calculations
  • Please do not flush any sanitary products down the toilet. No toilet paper. Especially NO WET WIPES. Wc drains could easily be clogged. We provide a bin for this in each bathroom.

At our vacation rentals, we like to provide our guests with some useful supplies as a starter pack, which they can use during their stay. Here are a few rules to follow with regard to the items you’ll find in and around our home.

  • Tap water is safe to drink in Athens but not elsewhere. If you want to be sure, don't drink it. There might a couple of bottles in the kitchen for you, but we recommend stocking up on bottled mineral water from the local store.
  • We’ve provided dish soap for your use. If you run out, please buy the same brand as it’s eco-friendly and will cause less harm to our local water supply.
  • If you choose to buy and light candle lanterns are for outdoor use only. Please be careful when lighting them and never light them inside the house.
  • Please don’t take any kitchen cutlery or any house property outside the house to avoid misplacing or losing it. Additional charges for property loss will apply after check out
  • Public Trash is located near the parking spot

We try to keep our vacation rental as child friendly as possible. That said, parents always have the final responsibility of ensuring their children’s safety at all times. If you find anything to be unsafe or that requires revision at our property, please contact us at your earliest convenience so we can address the issue. To maintain our property kid-friendly, we ask that you:

  • Never leave children unsupervised at our property without any adults.
  • The garden is a perfect, safe place for children to play. To avoid danger, please don’t let them play in the dock for our Dock villa
  • Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood.
  • Please be extra careful when you use glass around the lawn or in the children’s play area. Once a glass breaks in the lawn it is difficult the ensure all pieces are removed safely
  • Do not allow paint or markers in the house, on the walls, doors, bed, sheets or any surface of the house. Charges will apply. Especially the couch !!
  • Do not walk or stand straight or dance on couch, beds, chairs, tables or the kitchen benches. Users are liable for damages caused and additional charges will be applied according to the owners costing calculations.
  • We bare No Liability for any body injury whatsoever to yourselves or your kids.
  • Do not allow to pull down the curtains
  • Important !! Do not stain or burn the couch. Its cloth is not removable to wash. If it gets a stain we will need to replace the entire couch €1800. Use the couch cover where available at all time to minimize risk
  • The fireplace in the Dock Villa and the Condo are classics. Be extra sure that you know how to operate it safely if you decide to use it. It’s your responsibility if you do so. The fireplace in the Penthouse and in the Rock Villa operate with liquid. Be extra careful with that too.
  • 2 fire extinguishers are available. Please locate it upon your arrival.
  • Never leave the stove on when you are not in the house or when you're not done with cooking

We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. As part of our vacation rental agreement, we need the names and details of each member of your traveling party. We will ask you for everybody’s ID, passport, or driving license to photocopy. Please respect the maximum visitors and rules regarding visitors as set out below.

  • Official Guests according to the house license are those reported at your booking
  • Extra Guests must be reported before their arrival and are responsible for complying with the House Rules
  • Any additional overnight Visitors (after 21:00) must be approved in advance and are subject to an additional fee €50/night as noted in our rates. In failure to notify us in prior or attempt to sneak in sleep overs we will terminate your stay and you will lose the rest of your your rental money
  • Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise (max as loud as an iPhone or Android speaker), the neighborhood and visitor numbers.
  • Guests are to allow home owner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible

No doubt one of the biggest advantages of staying in our vacation rentals is our fully furnished kitchen. It’s perfect for rustling up tasty breakfasts, leisurely lunches and delicious dinners for all the family to enjoy.

We provide the basics such as cooking oil, simple seasoning and some condiments. Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests. After use please clean it back to its prior condition. Extra cleaning fees will apply in failure to do so

  • Any hot trays may not be left on the marble bench. Marble is sensitive and you will be charged for damages on itu. Always use the wooden wicker surfaces
  • Never leave anything plastic on the hot stoves
  • Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
  • Be careful not to wash food remains down the drain. Collect food with a napkin and throw in the trash. Need to unblock clogged sink will charge you with extra technicians fees. Please throw any kitchen scraps into the container under the sink for organic waste. If garbage disposal is full please replace the garbage bag, do not overflow the garbage
  • To help the environment, please only switch on the dishwasher when it’s full and use the eco-program where possible. Use Max 1 tablet of detergent for each use. Never insert plates with food in. Always throw left over food in the garbage and rinse before putting in dish washer.
  • To simplify the inventory process, please return any kitchen items back to where you originally found them.
  • Kitchen cleaning products are in the cleaning cupboard. If any products run out during your stay, please let us know so we can replace them for the next guests. If toilet paper runs out you must buy from the local store.
  • Laundry washing machine. Max 1 scoop of detergent and softener. Ask us to demonstrate to you how to operate the washing machine.
  • Always check pockets!
  • Please do not overload or underload the washer. Be sure to separate colors and whites, and wash on a low temperature 30°C where possible.

Cleaning protocol: it’s your responsibility to keep the property reasonably clean at any time.

Failure to do so may terminate your stay and losing the rest of your rental money.

The villa's private 16m dock offers a stylish arrival by boat or the option to embark on boat trips to explore nearby islands. There is a €50/day charge for docking a boat which includes water and electricity available 0-24.

It is strictly prohibited for guests to get onboard our boat for photographs or fun if it’s not during their rental of the boat. Boat is equipped with wifi motion sensors. Stay will be terminated after second notification. We live right across the canal, we can also see the boat.

  1. Always use a dark color towelwhen you lie down on the sun beds. Sunscreens leave stains on the sun bed pillows which need dry cleaning to take off and you will be charged extra for this kind of washing
  2. Do not walk or stand or dance on the sun beds
  3. We bare No Liability for any body injury whatsoever to yourselves or your kids.
  4. Users are liable for damages caused on the sun beds and additional charges will be applied according to the owners costing calculations. Sun beds are very expensive, not repairable in our village, we will need to charge you for replacement or you lose rest of rental.
  5. In case of any bad weather (rain, storms etc.), please ensure you close the deck umbrellas and store the pillows securely inside.

Balconies are great when it comes to views over the grounds or the city, but they can also be a major hazard zone for little ones. That’s why you must include a line or two to describe few rules in place regarding the use of these spaces – especially where children are involved.

Our balcony and deck area is available for you to kick back and relax with your family or friends. To keep this space in the best condition for future visitors to our vacation rental, please follow the guidelines as listed below.

  • Please do not hang laundry off the balcony railings as it is not permitted by the local authorities. Use the cloth hanger in the services room under the staircase
  • If you plan to eat lunch or dinner outside on the deck, please do not use glasses and instead use the polycarbonate plastic cups provided.
  1. Do NOT use oils, herbs, shower gels inside
  2. Always take good shower before
  3. Filter is being checked after every booking

Pets are welcome in Rock & Dock Villa. Pets are not allowed in Penthouse & Condo due to block regulations. 

  • We know you love your pet, but we ask that you do not let them up onto the furniture, especially sofas and beds.
  • Guests are responsible for cleaning up after their pets. Please ensure you clean the spending area daily and hose down with water if necessary.
  • Extra cleaning fee is compulsory €100
  • Pets must not be outside of the property fence without a leash.
  • It is forbidden for pets to be in the outside areas of the property during nighttime hours (e.g. 11 pm to 8 am).
  • Never leave pets alone in the house
  • Only our Dock villa in porto hydra offers Private Parking
  • Please park your vehicles in the designated driveway space, ensuring cars do not block the sidewalk.
  • Please do not exceed 30 km/h near our homes.
  • In case you or a member of your company has to park on-street, please be conscientious and do not block access to other properties.

  • Please do not unplug Router or TV
  • TV runs through Wi-Fi
  • Please not lose or misuse the TV Player remote control or air ventilators' 3 remote controls. You will be asked to deliver all those at check out.

To ensure transparency and help our guests plan their stay comfortably, please find below our list of applicable fees:


Standard Fees (Applied Per Stay)

  • Cleaning Fee: €60 per stay (mandatory)
    Includes final cleaning and a full linen and towel change for weekly stays.

  • Environmental Fee: €30 per stay (mandatory)
    Supports our sustainability efforts such as solar water heating, eco-friendly detergents for linens, and recycling procedures.


Optional or Conditional Fees

  • Pet Fee: €100 per stay (only if arriving with pets – prior approval required)

  • Docking Charge (Dock Villa only): €40 per night
    Includes water and electricity access for boats.

  • Electric Car Charging:

    • Rock & Dock Villas: Base price includes 6 guests.

      • Up to 9 guests at Rock Villa

      • Up to 12 guests at Dock Villa

      • €50 per extra guest per night

    • Penthouse: Base price includes 6 guests.

      • €50 per extra guest per night

    • Condo: Base price includes 4 guests.

      • Maximum 6 guests total

      • €50 per extra guest per night

Children under 2 years old stay free and are not counted in the guest total.
We provide a baby cot, high chair, and baby bathtub free of charge upon request.


Optional Cleaning & Linen Services

Available upon request during your stay:

  • Extra Cleaning Service: €15 per hour

  • Extra Towel Change (2 sets): €10
    (Each set includes a large, medium, and small towel)

  • Extra Sheets Change: €20 per double bed


Please let us know in advance if you'd like to book any of the optional services. We're happy to help make your stay as comfortable as possible!

While we know our guests won’t intentionally break anything at our vacation rental, we understand accidents can happen sometimes. Here is what you need to know about accidental damages or breakages during your stay.

  • Always report any accidental damages or breakages in a timely manner, especially before check-out.
  • Please do not move any furniture from one room to another without agreeing to it with us first.
  • Please don’t take any white bath towels with you to the beach. There are gray beach towels for that!
  • In case any damage to the property or its appliances is not covered by our insurance, the guest will pay for the repair costs in the meantime (not at the check out) or terminate the stay and lose the rental amount

While we make every effort to ensure the villa is in excellent condition, unexpected technical or maintenance issues may occasionally occur. In such cases, we will do our utmost to resolve the matter as quickly as possible. Please note that these situations cannot be considered grounds for refunds. Any gesture of compensation, such as a complimentary late check-out or an additional night’s stay, is at the sole discretion of the host.

We’ve set out these house rules so that every guest visiting our property has a safe, secure and most importantly, fun stay at our place. Compliance with these rules is essential for every member of the traveling party. We hope you have a great time and find everything you need at our home.

  • Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed. The house rules are a rental agreement and a legal contract enforceable in court of Athens Greece
  • We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules and rental money will be lost
